Just two of Milford's 10 recorded sales disclosed a price this month

MILFORD -- The Worcester County Registry of Deeds recorded 10 property transfers in Milford between June 26 and July 25, but sellers or buyers disclosed a sale price on only two of them, leaving most of the month's activity without a public dollar figure.

Of those, two included a disclosed consideration amount, ranging from $277,500 to $454,930, with a median of $366,215 based on those two transactions. TOP SALES The highest-priced disclosed sale did not include a specific street address in the deed record, listing only "Milford, MA." It sold for $454,930, with sellers Sennimalai Sivakumar and Sivakumar Kavitha and buyer Avidia Bank.

The second disclosed sale was a condominium unit at 15 D Country Club Lane, Unit D, Building 16, which sold for $277,500. The seller was Robert F. Treggiari, and the buyers were MortgagePros LLC and Mortgage Electronic Registration Systems Inc.

The remaining eight recorded transfers -- at 8 Vassar Drive, 6 Field Pond Road, 50 Field Pond Road, 30 Camp Street, 3 Winterberry Lane, 15 Forest Street, 20 Cornell Drive and 46 Black Bear Circle Unit 131 -- did not include a disclosed sale price in the deed record.

NEIGHBORHOOD BREAKDOWN Field Pond Road accounted for two of the month's 10 transfers, at 6 Field Pond Road and 50 Field Pond Road; neither disclosed a sale price. No other street had more than one recorded transfer during the period.

By price tier, the two disclosed sales both fell under $500,000 -- $277,500 and $454,930. The remaining eight transfers, representing 80% of the month's recorded activity, carried no disclosed price and cannot be sorted into a tier.

MARKET NOTES Two of the 10 recorded transfers involved condominium units: 15 D Country Club Lane Unit D, Building 16, and 46 Black Bear Circle Unit 131, based on the unit designations in their addresses.

Five of the 10 deeds -- covering 6 Field Pond Road, 50 Field Pond Road, 30 Camp Street, 3 Winterberry Lane and 15 Forest Street -- listed Mortgage Electronic Registration Systems Inc. as one of the seller parties. None of the five disclosed a sale price.

Two transfers involved parties sharing a name or affiliated trust entities. At 8 Vassar Drive, the deed lists Sage Jones and Sage Jones, Trustee, as sellers. At 46 Black Bear Circle Unit 131, the seller is listed as Bear Hill Village Condominium Trust and D Central Realty Corp Inc., Trustee. No sale price is disclosed for either, and the deed data does not indicate the reason for either transfer.
